Thanks, I have at least one meeting with a title company this week. I will definitely ask them about which form their investors use. Is the form you use a tree killer or reasonable?

My goal for this year is to:

By July make $30k from wholesaling

By Oct Invest in 4 rentals and/or lease options ( SFH and multi-plexs ) resulitng in a $3000 cashflow altogether.

By November realize that I need to break my notions of making it in this biz, and start looking at the real deals out there!

Dec 31st 2007 write down all these numbers with more zeros after them.

My partner and I have stepped forward, calling at least 3 - 4 people a day. RE agents, title companies, joing RE Forums, Hard Money lenders, traditional banks, local builders, RE Lawyers, and even city halls.

two new business lines, cards printed, and ads designed and ready to print.

I can tell ya one thing, its easier being brave with someone to back you up. Thanks Jay.

I know this may be a noobie question, but when people mention in their post that they "get the property under contract" Do you use the traditional buyer agreement form by the realtors in your network, or have you written customized ones?

Also do you find the longer forms detrimental to carrying out the deals?

Here in CA there are three such standard forms that I have hear of, one is the CAR form. Which is roughtly 8 pages (small print).

Hello Investors

I am a real estate investor interested in property to wholesale or lease in California. The areas that would like to target are Orange county (hence the nickname), Los Angeles County, and the Inland Empire. I’ve already viewed many of the posts on these forums and they are a wealth of knowledge if not entertaining.

It will be great to network with all of you guys and get some deals going. My partners and I currently own rental property as well as some plots of land in the IE. I my self own a rental property and some land.

This business looks exciting, as well as lucrative. Any wisdom or assistance is welcome, or even just the support.
