Does anyone have a pulse of where to start my "drive for dollars" search for properties in Northern Virginia or Richmond, Virginia? (Mindset of a Wholesaler) - Decent neighborhood/ attractions but house or houses in need of significant TLC. 

What schools do people prefer in NoVa?

Where do the jobs seem to be going?

Attractions that homebuyer would entice home buyers?

What are some other factors (any one in general) uses to find their properties?

New to the game and new to the website. So, thanks in advance for working with me through this process. I hope to meet a number of you, through here or through other means.

I understand the relationship between the MLS and the RE investor is crucial. Being a newbie to the entirety of real estate, I do not possess my license. So, will I need a Real estate agent? I know people perform these transaction sans Realtors, but I have heard a ton of different opinions on the subject. I, also, understand that the real money is in FSBOs if you approach them correctly. But again as a newbie to the market, I am undecided on where to start.

As my first step is to wholesale my butt off, I would like to know BP community's opinion on the need for an "investor friendly" realtor/ real estate agent.   

Essential/Not Essential?

 Have you found it hard to work with a certain type of Realtor or realtors in general?

What makes your relationship with your agent work well? (if you have one)

Is there newbie proof way of circumventing the use of realtors?

Am I crazy? (please don't answer... retorical haha) But, please do let me know, if I am off base with the focus of questions.

Thanks to all for the warm reception. It is much appreciated.

@MikeSheppard @CedricBrown I have been scouring the REIAs through apps like meetup and found a few. I am testing the DCREIA right now, but not totally convinced. I will be meeting with a realtor, who works on distressed houses herself, tonight or Friday. She is associated with RealInvestors, and is licensed in VA, as opposed to MD and DC like the majority of the other real estate agents involved in the DCREIA/RealInvestors. She seems completely willing to teach. Regardless this could be a good partnership or atleast a good way to learn about the business, but I did not feel an overwhelming amount of confidence in the program they have going separate from the team building.

I am not opposed to working out a partnership with anyone serious about making money. We should all meet up sometime to talk about this and other aspects of NoVA real estate investing. I am all ears regarding any information you can gather about the area and any "investor friendly" real estate agents.

But beyond DCREIA/RealInvestors, I will try to attend the Traction REIA in Tyson tomorrow. I will possibly give a review of this REIA on here.

Has anyone found a REIA/ Agents/ investors that they would recommend to me?

Hi members of BP,

Without question BP has been the single most beneficial source of information, and is the reason why I have committed myself to real estate investing long term. As a new 23 year old novice, I want to gain as much knowledge as possible, but not grow stagnant with that knowledge. I currently work as an underwriter and enjoy my job, but, as with most, I yearn for more free time and money. It would allow me to do the things I love. Travel, ride and work on bikes and cars, and maybe work on a short - form film project or two.

I want to work my way up, but commercial deals/ private lending/ and venture capital are my long term goals. In short term, however, I want to start in wholesaling to build capital and increase my awareness of the market near me. Rehab/Flip or Rehab/ Hold would be the next step and the start of my wealth building process.

Just like most, I would appreciate help of any kind... but a friend with extensive knowledge of the DC and Northern Virginia wholesale and rehab market would be most beneficial.

I am willing to trade some time on the weekends for tips/tricks/ or just "look over your shoulder" time.
