Post: Wholesale Deal but Lien issues

Hey BP Hope everyone had a great day. I am a Wholesaler and I received a call today from a home owner attorney regarding my interest in purchasing his clients home in Orange New Jersey. The home owner is a 90 year old woman and her attorney said she just wants to get rid of the home at this point. He also said that the home needs extensive repairs and also have Liens and violation on it. He will be forwarding an appraisal to me for review and will get the Lien amount on the home over to me aswell, from the sound of it I can get this house under contract pretty cheap but never handled situations where liens and violations are placed on the home. The home need a full renovation and rehab and has been vacant for sometime now. Owner is out of state. How do I proceed from Here? Thanks for any input.

Chaz Reid Thanks For Responding. 1. Im Aware of the Need for A License to Do Rentals My concern was Finding the right Broker for what I'm trying to Do. 2. My Job Am Able To Have A Flexible Schedule. If I change schedule It would Be 4am-12:30 which Allows me To Focus On Real Estate for the rest of the Day Wether it Be Agent work Or Wholesale. 3. I've been Thinking Outsourcing but I wanna gage the work Loud first to see if I can handle it. Wouldn't outsourcing some of the work require hiring Someone in which I Would Have To Pay? 4. As Far As I Know we Don't Need a License to Wholesale in NY.

Alex Harris Thanks For Responding. I've actually Figured out that Wholesaling is More Important & Have Already started as of couple months now. Only Road Block at the Time was I didn't have a Consistent Marketing Budget to proceed, So I saved & now I'm ready to Roll Out the Whole Operation. I Never Really Wanted to Be An Agent Until lots of People Would ask me for apartments since they notice I'm in Real Estate. I thought of the Benefits of Having An Extra Income for filling these clients Needs instead of only focusing on my Own. As Far as Doing All At Once I Think it's possible if managed correctly I'll only be giving up as some sleep which is a sacrifice I'm willing to take to achieve my goals. I Guess I'll have to Find A Perfect Match Between Myself & The Broker I choose. All the Extra training & Mentor Programs Will I'm sure get overwhelming while Operating My own Business. I'm not really Looking to Work For a Big Real Estate Company that requires all that. P.s Is there A Specific Part of New York Your interested in Deals. I'll actually Be Marketing in NJ. ?

Hey Wats Up Guys... I've Been Thinking About Getting My Real Estate License While Operating My Wholesale Business. My Idea is to get my License so I Work On Rentals To gain more Income still while operating My Wholesale Business. I Already Have A set Budget to Operate With in order to pull in my first deal hopefully within the next 6months. I'm also Employed Full-time But with Some Readjustment to my work Schedule I can Work as a Real Estate Agent. My Question is This A Smart Move or I Should Focus on My Wholesale Business First? I would Really rather Work with a Broker that also Understand the Investing Side of Real estate & Me Doing Wholesale. I Need Advice. Thanks

@Jerry Padilla Thank You For your Response. I Actually Didn't Know That about FHA loans But Even So It's Actually Currently a 2 Family Home. Just thought would Of Been Easier to Rent out By turning It Into A SFR. That Changes How I Look At This Deal.
