There are no other loans on the property 

I am negotiating with the lawyers of 3 properties all owned by the same Lien holder. I am going to purchase the properties from them directly. BUT the properties are on the Upset Tax Sale. I am assuming someone will pay the taxes and obtain the deed. What would I need to do after I purchase the property from the Lien Holder to obtain the deed and own the entirety of the property outright?  Any help will be greatly appreciated.

My partner in the process of buying another tax sale home and I know the woman who owns the house passed away. The house is vacant with no Liens. Is it possible to pay the back taxes and get the deed transferred in her name before hand in order to take ownership? 

Thanks so much! I’m assuming the cash for keys won’t work because she is a old lady with not many resources. Is it a basic knock and advise method?  I actually bought the home for my brother who fell on hard times as a veteran. So I am motivated to help him out by offering him a home rent free so he can get the help he needs (ptsd) and not worry about bills. 

I searched the data base and didn't find any post that was similar to my issue so here is my question, I need help. I am a new investor IN PA. I purchased a home from TAX sale and the property is occupied by the cousin of the previous owner who died a while back, allegedly the care taker. The home is a mess and doesn't even look livable, so basically she is squatting off her dead cousin. I was looking at the location, because it looked vacant and suddenly the cat lady appeared out of no where, I apologized for scaring her and she was very nice. Its obvious she doesn't really have anyone to talk to because she couldn't wait to tell me her entire story. What stuck out was how she doesn't have any money and how someone she will get the money to pay the taxes..Fast fwd I bought the house and she has to go. I have ZERO interest in renting to her I just want her out. Whats my best move to get her out.
