Lorraine,

LTW has around 400 unsold condos.  Right now many of the condos are being converted from long term rentals to sales (primarily lake views)  and the remaining condos are being rented as short term rentals *(gulf views).   Right now the best views of the gulf are usually higher floors or units which have minimal view blockage of the gulf.

Yolanda LTW offers financing directly from the owner of the remaining condos unsold.  The owner is a bank.  There is no need to go to local lenders unless the buyer wants to.

I am currently going over my potential tax deductions for 2018 and I have the following question. Does my expenses on the sale of an investment property in the settlements document goes into Schedule E or do I reduce it from the gross sale number. For example if I sold a property for $100 Thousand and I had a $10,000 in settlement expenses would the gross sale be $100 K and my settlement expenses go to Schedule E or would I reduce the gross sale to 90 K?

Hello,

When you refinance a property is depreciation recaptured?   Or is depreciation only recaptured on the sale of the property?

Panama City Beach real estate is cheaper than Destin which allows you to cash flow if the property is bought properly.
