I do advise to look at each cities economic development sites.. they offer a lot of information as to what projects will be coming to those areas and it'll give you more or less an idea as to what city you'd like to invest in.

I'm a local realtor and I can help you out. BUT I know some business owners who do this on their own as well. You can advertise it yourself and see if youre able to get any potential tenants and once you do I'd advise for you to hire an attorney to draw up a lease agreement including your NNN terms.

Yes I dont see why not

I focus primarily on the upper valley but I can refer you to people who specializes in the Brownsville/SPI area. Mcallen and Brownsville are both part of the Rio Grande Valley and are 1hr away from each other. They're both really different in my opinion. Brownsville has a lot of old infrastructures their city preserves historic buildings. The McAllen/Upper RGV area is more focused on building new infrastructures. 


BOTH locations are safe Ive noted on some of my posts how Mcallen was voted one of the safest cities in the nation despite it being a Bordertown. Also Edinburg (another city in the RGV) is one of the fastest growing cities in South Texas. 

The RGV altogether has experienced A LOT of growth since space X also since the implementation of the new football program at UTRGV.

Realtor here from Mcallen,TX. There's definitely opportunity for growth out here also depends on what youre looking for. The surrounding areas have good growth potential as well.

Edinburg which is also located out here has a university that just adopted a football program that starts in Fall 2025. Which has resulted in new job opportunities and new infrastructure.   Edinburg is the 12th fastest growing cities in the nation.

Realtor here in Mcallen! 

McAllen, TX is a border town located in the Rio Grande Valley. The RGV has four counties Willacy, Hidalgo, Cameron and Starr County with a population of 2.4 million. Land area spans from Rio Grande City to South Padre Island.

I think it's not heard of often bc we're not as mainstream as other big cities and we are also a border town so cartel violence tends to be the issue that comes up.. but Mcallen has actually been ranked top 3 in one of the safest cities to live in in 2023. 

"McAllen was recognized as the third safest city by SmartAssest.com, which analyzed a core set of common safety factors, including the following five metrics: violent crime, property crime, vehicular mortality rate, drug poisoning mortality rate and the percentage of the population engaging in excessive drinking."

The RGV has expanded immensely in the past couple of years and we've had an influx of people coming in from out of state bc of the affordability as well. It's an area to keep in mind and Id love to talk about it more to anyone who's considering in investing out here!
