Great. What area of Western Mass?

I'm also working on a property in the Springfield, MA area.

I'm not sure about other pests but not only were the BEDBUGS attracted to the CO2 off the human. They were also interested in just the gorrilla tape. We had a piece of tape on the other side of the room. With no humans and they still stuck to it. And there were probably over several dozen.

Yes, they can and might be on the bed. You have two options at this point. get a new bed or something to sleep on and place that in the middle and have the other bed outside of the area. That's what we did and it worked. Everything left from where they were hiding and came.

I personally never tried the other way but you can drape a plastic cover over the bed and make sure it doesn't touch the ground. Now place all the sleeping material over the plastic drape.

There seems like a lot of work to put water meters on individual units when they can not even pay for the meters directly but has to go through the Landlord (i assume).

Anyone here doing or heard people putting inidivual water meters?

I'm a bit lost on how I should go about inspecting a property before I purchase it. How do I know if it's a good purchase without seeing any big things I might need to replace when I purchase?

Any good books I can read up on regarding checking the roof, boiler, etc?

Or should I just trust a home inspector on all these?

it's a safe place to invest but if you're buying something this small the cashflow isn't going to be there for you - especially if you aren't buying ALL CASH or something like 1-2% loans like some of these big players are getting.

Remember the competition is fierce.

What are your thoughts on Bedford Stuyvesant? It has a bad reputation but if you go drive down - there is beautiful brownstones that are SUPER close to Fort Greene and the gentrification there with yuppies is changing fast. Think williamsburg-esque.

How does a big casino affect rental properties? Do rents increase? I'm thinking the employees will have to live somewhere close by?

I know Massachusetts is pretty long on the eviction process. How does Connecticut compare? Good cash-flow properties? Anything else you know about this state?

Spot on for your assumption. It's right outside of that city.

I'm not looking for appreciation. If i get it. Bonus. Looking more based on safe and consistent cash-flow. It's in a pretty good area where there is high demand as the area is in nicer neighborhood. So finding a good tenant - i should have my pick of the litter.

@Ryan Halverson awesome. Would it make it better if I could change those numbers a bit? I'm hoping to give him a lot less of an offer closer to 10%-15% off. and I could do $100k down payment.
