Hey all. So I finished this flip and sold it! We closed on the sale this past Wednesday. I'm going to write a member blog on the whole project but for final numbers, I sold the house for $400,000 and net profit was $120,000. Not bad for my first project.  Stay tuned for the final breakdown.

Hey there @Angie Briggs. I would agree with Charlie in that Kingston, Brockton, Plymouth, etc are great places to start looking.  I wouldn't be so quick to rule out Brockton, it's really not as bad as people think.  I've lived here for over 30 years, own businesses and property in the city and will continue to invest.  I just sold a fix & flip for $400,000 on Brockton's South Side just to give you an idea.  Of the locations Charlie mentioned, Brockton is probably the best located as the city has THREE commuter rail stops which has been attracting Boston buyers and renters by the truckload (my fix & flip buyer was from Boston as well as the four other offers I received on the house). The rents are on the rise as more and more from Greater Boston are moving to the South Shore. If Brockton still isn't your cup of tea then I would definitely consider Kingston and Plymouth next.

@Emiel Barbosa, I'll have to agree with @Charlie MacPherson. The East for the most part isn't that great since it's the farthest away from anything. West Side is almost always a sure bet and some parts of the North Side, along N. Quincy Street. Also, you might consider looking at the South Side, along Copeland Street or even off Plain Street. I just signed a P&S for my first flip which is off of Plain Street, (single family colonial listed at $374,900, accepted offer above list price). I would stay away from anything between Warren Ave and Montello Street since that's probably the worst place in town where most of the gunshots go off.

Hey there @Richard Gabriel, you might want to read the Ultimate Guide to Real Estate Investing ebook that is available for free here on BiggerPockets. It's an easy read and will answer most questions you might have.  Brandon Turner's book on Low and No Money Down Investing is GREAT and J. Scott's Book on Flipping Houses is also a GREAT read.  I think your best bet is to read those first, and educate yourself on all the options before reaching out to an investor for advice, you'll have better luck. Once you have some knowledge under your belt you can always join a few Real Estate Investment Groups as well. But, to get your started I HIGHLY suggest you read as many of the book available on Bigger Pockets.

Hey there @Jeff Kwende. Read the Ultimate Guide to give you a good idea of which area of investing you think you'll want to focus on.  I recommend choosing one of the three areas (Flipping, Wholesaling, Rentals) to start instead of trying to do a little of each. Each offer something different, it all depends on what you are looking to get out of with your investing. That's where the Guide comes in handy. Best of luck to you!
