I have a commercial property in Idaho I'm about to put under contract, however, I'm having trouble finding several current values online so I can make a solid offer. Please help. :rock:

Melissa,
Door knocking is a great way to start, especially if you're low on cash. However, I have found its possible to cover a lot more ground if you also combine that with phone calls and direct mail. Use the many online sources to research phone numbers and start small with the direct mail until you've found what works for you. And oh yes, be prepared to find yourself face to face with some abrasive people. Just keep in mind they aren't mad at you, they're mad at the situation they've found themselves in. Start off the conversation with the attitude of trying to make a friend by finding something you may have in common and then open your ears. You'll be surprised when they finally open up.

Tom, you have every right to want to reward your efforts. However, there are different levels of rewards and a lot of other just as exciting cars for less money. You gotta build up to it. Don't get me wrong ... I have had the opportunity and pleasure to drive a Gallardo myself. Being a bit of a car nut, you can imagine the scenario of the owner trying to reason with me that she was going to get back behind the wheel. Uh-uh .. no way! The experience was just so awesome.

Yeah, when we see something that moves us in such a way, well, we try to rationalize the quickest and easiest path to recreate it. So, yeah sure $1500 a month for a car like this seems cool. F**k it, I'll just live in a tent! Yeah right. Now think how that $1500 will feel 4.5 years later when the car needs heavy (EXPENSIVE) maintenance, especially if you plan on driving it daily, and is a played-out model anyway. -You don't wanna be that guy. Trust me.

Start with something more entry-level like a Boxster or maybe try your luck at a police auction. Bottom line: expensive toys are best enjoyed when paid for in cash or with proceeds from passive income. Another good book for you to read is Rich Dad - Poor Dad. I also recommend you play Cashflow 101 at least a dozen times so you can begin to see how investments can help you live the life of your dreams.

I read an interesting article http://www.washingtonpost.com/wp-dyn/content/article/2008/11/16/AR2008111601426.html today. Kind of seemed like a very creative way to move a property. The article told of an Annapolis, MD couple that is raffling off their vacation home before they lose it due to an outrageous payment. However, they had to do it through a charity because Maryland law only allows charities to raffle off a house. At $50 per ticket, hmm.

So I got to thinking ... can I do this in California? Do I need to go through a charitable organization? How much would the average reasonable person pay for a raffle ticket to get a free and clear house in California?

Your thoughts?

I just joined the site last night and try as I might, must admit it is better than alright! :D :D :D

My name is Noe Guzman, Jr. I have been in and out of real estate since 1998 as a residential agent, bird-dog, loan agent, and now as an Investor. My interests and aspirations for my career are to catapult myself into big money deals with profits from our current wave of foreclosures, REO's, etc. I have posted a few of my deals and look forward to learning from all of you.

My hobbies include: foreign languages, keeping exotic fish, formula 1, modified exotics; and would love to get into amateur Porsche racing, scuba and light aviation ... maybe even some big-game hunting.
