Hello, Frank; as Richard indicated, when you see "Executor", "Personal Representative, or Administrator," most likely it is going through the probate process in that particular state.  However, when you see Trustee or Name Co Trust on a property, I assume they are the administrator of the trust and are responsible for the beneficiary's best interests or own the property. As a note, owners usually place a property in a trust to avoid future probate.

Usually, from my experience, when dealing directly with a seller, proof of funds is not required. It only gets sticky when you are trying to get deals and wholesale off the MLS. Once you get the deal under contract and have a buyer in place, you can have the buyer provide the proof of funds and turn it around to the seller.
