Post: Scheduling showings online - Has anyone tried this?

I was looking for a way to have prospective tenants book their showings within a specified time-frame, so I don't have to play phone tag and make reminder calls, etc, etc. I ran across this and am going to try it out. It hooks up with your Google calendar so even after you set your viewing hours, if you schedule something in your Google calendar, it will make those times also unavailable. It will send an email confirmation and can be set up to send text reminders. You can even edit the form required to book the appointment- so you can potentially pre-screen tenants that way. (For example, if they don't meet income requirements, you could simply cancel their appointment and tell them why.) So far it is exactly what I am looking for. I am curious, has anyone used it?

Post: Broker with low agent fees? (Missouri)

I'm looking into becoming an agent for our own investing purposes- and have read a lot about the pros and cons here. I know I'll need to shop around, but if anyone has local Missouri or national broker fees they could share with me, so I can get an idea of what to expect, I could really use the help. Monthly fee/per transaction fees, etc -

I would probably lean toward a lower montly fee and higher transaction fee for now, as we are only doing a 2-3 deals a year on under 100K residential properities (to be used as rentals for now, probably flipped at some point in the future when the market changes)
