Recently, I just bought a triplex in Tempe, AZ. All tenants are on month-to-month lease. In order to do a major repair to the sewer line and electrical panels, I decided to end leases to all tenants in 30 days. I dropped new-owner notices and 30-day lease termination notices at the entry doors of all tenants.

However, one tenant does not have a job, cell phone, nor electricity. His mom is co-signing the lease for him (but living in a different state and paying for his rent) and said he has mental disorder. She advised me to call Crisis 7 to help him find a new home (I'm not sure what it is). His door is always closed. I tried knocking the door to make sure that received the notice but he never answered.

We still have 30 more day to go, but now I am worried about how he will be able to find a new rental in order to move out as he seems to have so many issues.

I am not sure what I should prepare at this moment.

 Thanks. I contacted a few local plumbers and they chose ABS. The quotes vary significantly. Southwest Plumbing gave me a quote that is half of others offer so I have picked them.

Hi,

I am buying a triplex in Tempe, AZ and I am thinking of replacing the entire sewer pipe as the triplex is about 50 year old. However, I am not sure what the material (PVC, cast iron, etc.) to use as tenants might abuse the system more than owners. Please suggest me the best material to use and the approximated price.

The fourplex that I am looking at does not have electrical conditioning system, but instead evaporative coolers on all 4 units.

I have not experience with this cooling system.

Is it possible to bring the temperature below 80F when the outside is above 110F?

Would houses with this kind of cooling system be able to attract high quality tenant?

My fourplex are all 1-bedroom units. I guess most renters there are young/single professionals due to the nearby campus and the office buildings.

Cap rate is 6.8%. I hope it won't be a bad deal.

The vast majority of people can't afford to buy or even rent "luxury" condos, which means there is increasing demand for your unit class.

Thanks for your input. I hope that its value will go up as you said.

The land is only 6000 sq ft and the living space is 2000 sq ft. I do agree with you that some big investors might come in later to acquire it and all the small lots around it.
