Thank you for all the replies. The new tenant issues resolved nicely and everything is going well.

Thank you for both responses. This I am not looking forward to. The demand for rentals hugely outstrips supply.  My last house I had on Zillow for one day and I had to cut it off as I was overwhelmed with applicants. I told my realtor to tell the seller that the current tenants would have first choice at market price.  

Hi, 

We are purchasing a duplex. The current tenants have been there ten plus years are paying at least $1K under market and want to stay. They are month to month. They can not afford a $1K increase and I need to raise the rent at least $800 to cover expenses. I know the market as I have two other rentals in the town and in this market I could easily get $1,200- more than what they are paying. How can I increase the rent fairly? Have not seen the lease I am told they are month to month 

Thank you for this info. I have just discovered that this tenant filled out false financially significant information on the rental app. and has subsequently twice given me false information. They are not going to be fun to deal with!

My tenant initiated an ACH with their bank two days late. (the screen shot shows they set it to withdraw from their account two days after the grace period). Is the payment considered ‘received‘  on the day they initiated it from their bank or the day it hits my bank account (3-5 days later). (Background, they are new tenants. The first payment was wired and late, I waived this fees, this is the second rent payment).

Lease terms:
“The first month’s rent is to be paid when the Lessee signs this Lease. Thereafter, rent shall be payable in advance, upon the 23rd day of each calendar month to the Lessor. The electronic payment or rent check should be payable to xxx - at the following address: Xxx or other such place as may be designated by the Lessor from time to time. In the event that rent is not received or postmarked within three (3) days after the due date, the Lessee shall pay a late charge of $X.00 per day plus $x. 00 per day for each day after the 3rd day the rent is due.       
Your advice will be greatly appreciated.
