I am in  a similar situation as @Scott Trench and (I'm sure) many others reading this information dense tread - I am employed full time. In my case, my employment is outside the real estate world...although, an interesting fact is most of the value of the company I work for, a 95 year old environmentally friendly chemical company, is in the real estate they have acquired over the years to house the business.

On to my goals...

2017 was a foundation forming year for me as a RE investor - I listened to 100's of hours of podcasts (mostly BP featuring many that are posting on this thread), read 1000's of pages (books, blogs, posts), analyzed many properties, and talked to several RE professionals.

In 2018, I will 1) connect and form relationships with professionals that are in the business of finding deals - finding deals (and finding the time to do so) has been challenging. 2) deploy my knowledge and capital to build passive-ish income through buy-and-hold RE investments so that by 2022 my investment income will surpass my W-2 income. 3) give back to the BP community by openly sharing my knowledge, experience (albeit relatively shallow at this point), successes, and failures with others. As someone much smarter than me once said, "A rising tide lifts all boats." - and I believe that to be a truth in real estate.

Lastly, thank you all for sharing, teaching, and supporting all levels and types of real estate investors/professionals. I don't know if I will ever be able to pay it back...but I will certainly pay it forward!

@Martin Carstens being is busy as you are, how have you been able to find the 11 homes? Do you have any recommendations for agents or property managers? Thanks for sharing, Martin, I appreciate your time and insight.

@Adam Harward Thanks for the pricing information. What condition are the properties you mention? - just trying to get a feel for what a $550K-$600K 6.3% cap buys. Where do you find your deals? MLS? Off market?

Are your tenants typically students or professionals in Provo?

@Becca Summers The insight on the luxury style apartments is exactly the type of information that I hoped to get - thank you. Do you believe there is more opportunity in multifamily or SFR? Lehi is interesting. It seems to have it's own diverse economy and it is within commuting distance to SLC.

I have researched several areas and I have narrowed my focus to 3 potential markets. One of those markets I would like to explore more is the Salt Lake City to Provo, Ut corridor. I'm interested because:

I am a buy and hold investor that is looking to learn more about the area and build a team. I am interested in buying B or C properties in A or B areas (value-add opportunities) - SFR and Multi's.

What should an out-of-state investor know before jumping into investments in the region? 

Should I focus more in the Provo or SLC area? If SLC, what are the areas to avoid?

Any suggestions for investor focused agents? good property managers?

This book is about shifting one's mindset. Yes, it is repetitive but I think that is by design. The concept is simple but really believing in the concept enough to act on it is not easy for many. 

Generations of "workers" believe working 9-5 for someone else's company is the only way to make $$. This book pointed out to many that there is another way. It isn't prescriptive, it isn't an accounting book, and it isn't a real estate book - it is a personal finance, mind shift book that I personally have enjoyed reading (more than once).
