BiggerPockets is my go-to podcast, but Chris Goff's Youtube channel is also one of my favorites. 

I listen to most of my books on Audible, fiction and nonfiction since I can do it while working or driving. I try to listen to one fiction to every five nonfiction to reset my brain. 

This is a really great and motivating post! I am working on doing something similar in Baltimore I am in the process purchasing my first triplex using my VA loan. So I am very excited to read about your experience. Thanks so much for sharing!

I am working on getting funding using a VA loan and was told that my business tax deductions will disqualify me. I knew this we a possibility because it happened with my last property. To get that property 7 years ago I ended up paying a $5000 tax bill. This time it will be over $9000. The purchase is a multifamily in Baltimore.

My question is, is it worth adding this huge tax bill on myself plus a mortgage just to get 100% financing on a nicer property? Or do I use the cash I have available to purchase a fixer upper and grow from there? One of my issues is, if the fixer upper needs more money then I have available It might cost me more in the long run. I honestly hate the thought of having a mortgage, but I know sometimes its a necessary evil.

Hello everyone,

I just want to say, I Love This Site. I learn so much here!!

Ok my situation is, I have seen alot of info on wholesaling houses, but what about commercial properties? Is there anyone on here who specialize in commercial? Is that possible and what are the different steps must i do? If there are any. I have a buyer interested in income properties 10mil + and I am totally new to the wholesaling game. I have also located some properties but since i am a complete newbie wanted to get some guidance before i contacted anyone (buyer or seller). Please advise. Thanks

I went ahead and bought it and am loving it. Already started looking for abandoned apartment building properties and have located a few potientials. Since I am a commercial loan broker my lenders that I use for my clients will now fund work for me as well. Thank you for reply and good luck to you.

Can anyone give me any insight on the program? I am a new investor new to the Gulf Coast and would like to know a little more about it. Thanks in advance
