Post: Will landlord policy cover floor damage from burst pipe under hse

A pipe under the duplex burst and filled crawlspace with water.  Pumped it out with pump.  Now floors have started buckling because of excessive moisture when site was wet.  Will insurance policy consider this a covered expense?

Thank you all for very valuable advice. I won't leave myself so exposed from now on--I actually get smarter as I grow older.

Bottom line, when the applications were run one of the parties had (and confirmed by telephone) NO SS# and I was advised that it is illegal to rent to anyone without a SS# or a green card.

I never had to deal with the above issue of being intimidated by the other party.

No argument on this one. Post 9-11 Homeland Security Save.

How could turning this guy down best be handled? If I had someone else interested at this time, I could just say I had selected someone else. Right now I have to continue advertising. What reason do you give for turning someone down, especially when they are all tattooed, look and act like a "gang member."

Is excessive, visible tattooing on a prospective tenant a legitimate reason to turn him down? His appearance and mannerisms frighten me. What about a recent DUI? Would appreciate any input. Need help quick.
