Calling all smaller-time landlords, let's make it easy for us and the next guy. Anyone want to go through this list with me and pick a top 3?

Please have a like minded goal, I have only a few properties and under 15 units. Keep in mind, it is highly likely a few of these will be ok, so I'm looking for a top 3. 

I'm looking for a solution that does the following: 

1) track all payments - partial and full
(I don't need it to take payments, paypal is fine)
Expenses for work done need to be tagged by property and unit when applicable

2) track all interaction 
I calculate not just cash flow but how much money I made per hour of work (estimated of course). So it is important for me to track which tenant or property generated more work and what the trends are over time
So I track every interaction & event. I miss some at times.

3) Reports for cash flow / accounting / taxes
Need this for IRS reporting, etc. 

4) Relatively cost effective
Under $30/month for sure. 

5) Easy & quick to use.
Some apps have needless layers of clicking to track simple data. They don't auto-populate how much a tenant's rent is each month, etc. 


I've already gone through the forum and checked feedback on many of the apps and have some analysis. There are some missing as well, like the ones below. I have a whole online doc with analysis I would be willing to share. It is too much to post here.

I've looked at over 20 different property management apps (and weeks of time) and not found anything that great. Either it is grossly complicated overkill (and 15 clicks to enter any data in), it costs too much for someone with less than 20 units (and not worth even trying), or it is woefully lacking. 

Sure QB can do some of the items, but it is sort of like using a trumpet shaped bazooka to kill an ant. It takes some tweaking and configuring and in the end it feels like I'm using it wrong. 

The rental business hasn't changed much ever, renters rent, then they move on, the house breaks, we fix it, and there are bills. It seems like there should be something simpler.
