 Hi Laci! Thanks for your reply. I am also an agent and that area is not my normal service area. I spoke to a local agent based out of Toccoa and she seemed to be very upbeat about it but I wanted to take opinions from investors who actually own rentals out there.

Hi everyone! Have any of you purchased a model home from a builder that they will lease back from you until their development is finished? Curious about your experiences. Would the fact that the builder is the tenant reduce potential damage to the property? So they dictate the rent or do I have the choice to tell them what the rent will be? Any insights welcome; thanks!

Hey everyone!

I have a property i am looking at and in the disclosures, the seller has stated there is surface microbial growth in crawl space area. Is this something which will be a costly affair for me or is it a pretty easy remediation?

Hello!

Are there any investors from Chatsworth,GA who can share their thoughts about that area?. From what I see it's close to Dalton,GA and most people in that area work in the carpet/flooring industry. I am currently looking at some properties but want to make sure if it's worth the drive for me to invest out there.

The tank system you have is probably perfectly functional but will fill up faster than average. Get a good company out there to assess what you have before buying. You didn't say if the house had been lived in - but maybe a local company is already familiar with it and has done service. But maybe their oversite in your area isn't as comprehensive as it is where I live. 

@Teri Feeney Styers. This is a new build (2021) and the septic tank was installed in 2020. I finally got information that it's capacity is 1000 gallons. This house has never been lived in. I plan on calling a septic company on Monday to provide me their insight before I go talk to the environmental department.

Hi Bigger Pockets family! I came across a house which is only a couple of years old and in practically brand new condition. The price point is good too for the area but after my agent spoke to sellers agent, we found out that even though the house is a 3 bed 3.5 bath home with an unfinished basement , the septic tank is designed to handle it only as a 2 bed 2.5 bath home and hence it has been sitting on the market. The seller applied for a permit with the county to get this rectified and got county approval but his application with the environmental department is being rejected. I called the environmental department and they advised me that the tank cannot be replaced as there is no room to install a bigger tank. Is it advisable to move forward with purchasing it or will it cause a lot of headaches from renting it out or reselling it in future. Or how can I get creative in this situation to make it a win win for both sides? I really like the house and potentially thinking about converting it to a mid term rental. Please advise.. Thank you!

The area I live in is an old neighborhood in North Augusta and the city is putting a lot of money into developing the Riverside Village area along the Savannah River.  It has a long way to go but I feel that is a good area as well so I'd personally look there.


 I guess it makes a difference when you live there from a managing perspective. The area I live in has an amazing hospital but the price points are very high for it to cash flow positively.
