Thanks @Ethan Perry I did pay a little over a point to get there and I am kicking myself for not taking another look at putting less down but whatever - sooner I can do a heloc!

@Joseph M'Mwirichia I should definitely have considered putting less money down but I was focused on the killer rate. My cash on cash return would have been about 4% higher if I only put down 15% PLUS I would have had an extra $10k for the next deal. Part of the learning curve!

@James Billings-Kang $29 quit claim deed fee. Will be doing that later this week once I receive the paperwork. It is apparently a very common thing to do and lenders don't seem to have an issue unless the note doesn't get paid on time

@Jayce Wagner Thanks Jayce ! Keep on working hard and make it happen. @Anthony H. I am actually from Denver so this was out of state. Thanks! Repairs were: new water heater, garage door, and then smaller rent ready stuff. I took care of most of the small stuff by myself.
