Post: 1, 2 or 3 Bedroom Units?

I think your question really depends on the location of the property. If you buy a block away from a school well you are probably going to have children regardless of the # of bedrooms. I would say that the most common would be 2 and 3 bedroom units because that is what most people are looking for

@Zane Hellenga I am going to be honest with you, your question is very vague and it seems that you need to do your hw first. Reach out to a real estate agent, most would be happy to at least take an initial meeting with you so that you can see if this is something possible in your areas or maybe you need to save up a little more

It seems like although you are going back and forth on this that you already made up your mind, do the renovations. Your area is extremely populated so don't worry so much about the month or two in between doing the renovations and finding tenants. You will be able to fill that property easily especially if your rent is under the market rate. Yes it is great if the long term tenants have been wonderful but you need to draw the line somewhere because at the end of the day you are not doing this for free, you are doing it for the money. Maybe you should talk to your current tenants about raising the rents and see if they are okay with it?

@James Howe I am assuming you didn't have the tenants sign a new lease? Check with your township and do some google searching for "Eviction rules in _______ township." I am sure you are not the first person in your area to have to go through this. It seems like you need to somehow get in touch with the bad tenants and try to understand why they are breaking your rules (that they already agreed to with the lease) and ask how you can help them get back on track. You never know what people are going through and you will come out as an awesome landlord and hopefully they will bounce back! or if not you go to small claims court and get them out of there

@Shawndi Jackson It's definitely a good niche, you just need to know what you are getting yourself into. Maybe start with a smaller property such as a house and rent it out to 4 tenants to get a feel for it before going into an apartment

@Shawndi Jackson Good idea but might be tough on competition. I know there are a few chains (College inn etc.) that specialize in this and have locations all across the US. Just find a way that you can differentiate yourself! Take into consideration that you will be dealing with college students who are generally known to party drink and break stuff

NC State alum here. Property is extremely expensive close to downtown. I would look at anything off of avent ferry rd or gorman st. HIllsborough St is good too but could be really pricey because that is the main strip. Feel free to pm me if you have any questions!
