However, being investor friendly doesn't mean that your contract drafted by a guru in another state will stand up in a New York court. Most gurus say as an aside that you should consult a local attorney but in NY it is very important. Attorney's drive the process in NY. Attorney's not title companies hold escrow monies and very few people buy or sell a house in NY without using an attorney.

What is your experience about banks allowing you to pay moving expenses for the short seller. I am talking about a reasonable amount that could be backed up with a mover estimate if necessary.

I have heard that Countrywide will not allow you to purchase a short sale in a LCC. Has anyone encountered this. If so how do you get around it without buying in your name?
