Yes, I am new to wholesaling. I have two rentals now but I want to wholesale for regular cash flow while I focus the rest of my time acquiring property to BRRRR. For that I'm looking for folks to partner with me as a PML.

Hi Paul - You may be able to get a purchase agreement from a title company. You can also get one drawn up by a RE Attorney which can easily be found on local REI Networks (https://www.facebook.com/group... is pretty active) or you can ask a local RE Agent to help. RI Agents are easy to find on this site. Sherief Elbassuoni is a realtor out of Seattle and he's provided some good guidance in response to some of my posts. Hope this helps. I think this is scary for most just starting out.

Hi BP Family. I'm in the Puget Sound area of WA State. I'm fairly new to investing. My strategy was to BRRRR and wholesale for capital. I'm nervous about getting into a house to BRRRR because I'm concerned it won't appraise enough to repay my lenders by the time it's ready because of the market. When it comes to wholesaling, I don't really have a buyer's list for the area. I'm told not to worry about that because there are plenty of buyers but I don't know how to find them. I've also been told that it's wise to double close but haven't found an escrow company that offers that. Any advice would be greatly appreciated.

Right now, I need to find end buyers for properties that I intend to wholesale in the areas of King, Pierce and Thurston counties of the WA Puget Sound.

Hello BP family.

I have 2 LTRs and I now have LLCs for each to protect my personal assets. I've also created a LLC to begin wholesaling and buying properties to BRRRR. The question is, do I need a business license for each of the LLCs that have rentals and do I need a business license for my on-going buying/wholesaling business. I've spoken to DOR multiple times and get conflicting answers. One said I need a home occupation business license, one said I need a business license with an endorsement in each city I have a deal (and additionally, a separate one if I work in Tacoma), and another said I don't need a license at all unless I have a store front or a business that sells actual product. Does anyone have more definitive knowledge or experience.
