Hi all, I am trying to figure out what a typical cap rate or good cap rate is for Danbury, ct on a multi family. Any advice appreciated. Thanks

I'm down for a Danbury meet up

Hi all,

I'm a long-time lurker living in Danbury, CT.  I'm looking to do buy and hold in CT with either multi-families or single family 3BR/2ba.  For my first few properties, I'm looking to start relatively turn-key.

I've been looking locally in Fairfield County and have had trouble finding deals in grade A or B areas that will cashflow well enough to be worth the time and effort.  I've started to think of looking within 1 hour of driving from Danbury and am considering Bristol and would love to hear of other towns that could work.

I'm in the mode of also developing a team of handymen, realtors, lawyers, banks, title companies etc.

This is a great thread thanks, @Phelim Lennon for starting it.
