Post: Door knobs/handles and locks

Hello! I have 2 questions:

1.) I have door knobs throughout the house, would putting door levers on the master bedroom's double doors look odd? It would the same brushed satin nickel finish. I think the door levers would look better for double doors but the rest of the house has knobs.

2.) Is it recommended to have no locks for the bedroom doors or are privacy locks ok? (Not keyed locks)

Thank you for your help!

Post: Best method of accepting rental payment?

Hello! I'd like to know your thoughts and experience on accepting rent payments. In the past, I've accepted checks with no problems and online transfers with no problems. Unfortunately, I just evicted a tenant this summer who bounced checks and I learned being able to transfer money into my account (with no option to deny payment) wouldn't be a good idea as it would delay eviction. Is cashier's check or money order the best way? But like Brandon Turner mentioned in his Managing Rental Properties book, "lost in the mail" can also be an issue. I've read some people are accepting debit or credit cards but this seems risky as well since they can call their bank to dispute the charge. Thanks for any advice!
I filed for eviction this summer in San Diego, CA with Kimball Tirey & St. John. Efren Limbag was the attorney I worked with and he was very responsive and made this stressful experience as best as it could be. If you're serious about evicting your tenants, don't accept any payments once it's late as that will delay eviction. The lesson I've learned is, give the 3-Day Pay or Quit ASAP. My tenant was late every month and eventually would pay..but eventually, she didn't pay at all. I waited like I had in the past so I wasted some time not starting the eviction process immediately. No matter their story, sometimes life has dug a hole too deep for them to ever be able to pay you again. Once they're out and in a more affordable place, it works out for both y'all.
Hi everyone, I have a lead who seems perfect on paper besides the bankruptcy in January 2016. She makes three times the rent though but is the bankruptcy a deal breaker?

I recommend reading 'Start Your Own Corporation: Why the Rich Own Their Own Companies and Everyone Else Works for Them' (Rich Dad Advisors). It is really informative and he talks about what to watch out for when choosing who to create your LLC. His law firm in Nevada also offers this service for a flat rate. I just started researching today but it looked like it was much cheaper than what you're mentioning. Good luck!

Hello, fellow landlords! I'd to know where you're listing your rental property in San Diego besides Craigslist and Zillow. In Houston, HAR.com is the place the go..what's go-to rental site in San Diego? Thanks for the input!
