Thank you all! What bugs me is that the tenant trashed my house though she stayed in the place for about 4 years and moved out on her own. She was not forced to move out or evicted. Walls and doors were fisted and damaged, windows blinds were cut, appliances were trashed.

She was supposed to replace the carpet on move out as per the singed lease agreement because she have pets (a dog and 2 cats). I ended up paying $5500 for repairs, painting, cleaning and carpet replacement. I was irritated to know that most of the vandalism were caused by her teen kid and his friends when they were packing to move out.

So, I guess my best bet is to accept low monthly payments-knowing that she might make only couple of them at best- swallow the loss and move on!!

A nother good lesson learned the hard way.

Thank you Patti! I inherited the tenant from the previous owner and I'm glad that she moved out. What she owes is a result of the damages and cleaning. The case worker was copied on all the notices that were served and well aware of the situation. Her voucher was put on hold but it was only for a small portion of her rent (about 16%). So, it might not be a good motivation to repay. The chances that she will follow through with payments are very slim. Can I charge her interest on the outstanding balance and fee for late payment?

Hello everyone! First time posting. A former tenant owes about $4700 in damages beyond her security deposit. After the third notice, the tenant contacted me suggesting monthly payments. But she is suggesting very low payments ($100/month max.) that will take about 4 years to repay assuming no skipping and she will follow through.

First question, can I charge her interest on the outstanding balance and fee for late/delinquent payment? If yes, how much?

The property is located in Cowlitz County WA and the tenant was on section 8. Currently, she moved to another state (NV).

What is the best & cost effective way to collect my money? I’m thinking of these options: 

1- Small claims court (knowing that the tenant moved to NV) 

2- Collection agency 

3- Go with low monthly payments and take the risk. Does it help if the tenant is on section 8?

Any ideas/advice?
