Post: Investing in mobile home

Hi BP friends,

I am a relatively new investor in MA. Given the house prices in MA, I don't see myself scaling too much, not very fast at least. While reading another post in BP forums, I stumbled across the idea of investing in mobile homes. I started looking on zillow, and to my surprise, I see several of 2BR listed for low 30K's (as compared to $200K for a triplex).

I am looking for buy, rent and hold and am not counting on appreciation. So, my question is - what are the things I should consider in whether it's wise to invest in a multifamily? From the little reading I did, its clear that the mobile homes depreciate over time. But if I can have a positive cashflow, does it really matter? What am I missing?

thanks. Vicky

LOL, @Donald Morrison , only if I had a tiny bit of sense of humor :)

@Donald Morrison - thanks for your response. Pardon my ignorance, but I didn't understand what you meant by "Sadly there is now a record of it being on your property."

The car is parked on the driveway, so it's on a private property.

Thanks @Kyle J.   @Michaela G.  @Flavio Zanetti  @Brandon Hicks  and everyone else. The thing I am concerned about is the vehicle's owner's legal rights. Since I haven't executed the eviction, does it still give me the right to get it towed? I had put the car owners name in all housing court documents (notice to quit, summary process etc.) but I doubt he got any of them as he wasn't living at the apartment anymore.

Hi folks, I am looking for some advise -

I inherited my tenants when I bought a triplex last spring. One of the tenants had been living there for 5 years and the old lease (which I got from previous owner) had her and another person listed as the tenants. Sometime around or right after I bought the property, this second person (her ex-boyfriend) moved out but I was not notified of it.

Now, couple of months ago, I had to file the summary process form for non-payment of rent and got the judgement in my favor by default. The tenant moved out before I had to execute the judgement but later I found an abandoned car on the driveway which belongs to her ex-boyfriend. I don't have any way of contacting her ex-boyfriend and this ex-tenant is not very co-operative.

Any advise on what I can do with this car? One option would be to execute the eviction but I'd like to avoid the extra costs that'll come with it. I now also have new tenants in the apartment. If it helps, the property is in MA.

TIA, Vicky
