RED FLAG!!! I did this with a vacation rental that I turned into a long term rental. It was completely destroyed by the tenants living there, they threatened to sue me for an uninhabitable place (which they caused) and then when their money ran out they threatened to squat if they didn't get their security deposit back. 

I originally thought what could go wrong if they pay upfront. Well...my investment and my credit was ruined after I had to short sell the house for half of its value and I had my insurance company cancel my policy for using it too much.

The fact that this potential tenant has a job is good, but I can attest that anyone willing to pay upfront, may know a little something about their own problems and character...and they are trying "too hard."

Did you have to replace roof, redo electrical or plumbing? Any basement mold or other remediation?

The before and afters are outstanding!!! Great job. Come down here to TN and work with us...we are looking at something similar...just not as expensive or high margin.

How did you fund the reno and purchase?

@SeanMatthews, I also saw the 9% offer, but really, that's a whole lot of $$$ in the long run.  Yes, it's an option for someone who can't come up with the upfront, but even on $100,000 that's $9,000!  Whoa!

One thing to know is that there is a 60 day money back guarantee.  I've checked BBB and their rating is good.  On the average, they say that your money begins to be available 30-45 days after you sign up.

 What is Seed Capital's fee/success fee? I have been getting calls and ads from so many similar companies that sound the same that they will help me get $50-$250k in business lines of credit at 0% interest. But you have to pay the company a fixed price or 8-10% success fee (which basically changes the real cost of acquisition.

I also read some other forum posts speaking of US Bank and their Edge Credit card doing similar. Has anyone else had experience with any other cards besides US Bank without using one of these middle-men companies that know how to play the game and charge a fee for service?
