One of my associates has a foreclosure on their credit report. Can someone give any information on how to remove that without hiring a professional company?

I have done a direct mail campaign with about 10-12% response rate, even though none of the notes turned out to be that good!

Thanks Ann Bellamy and Bill G. for great advice and good information.

Just seeking a little more clarification here:

1. If I joint venture with someone, that will be seen as building my own portfolio, hence no license is required right?
2. Bill, you're suggesting that even though MA does not have license requirements (as Ann mentioned) when you find a buyer for a note that you cannot purchase yourself (i.e broker), the federal law requires one to be licensed to instigate such a transaction?

Can you please elaborate a little bit on what an installment contract is?
