Hey @Marco Bario, thanks for engaging on my post.

The example you gave is almost exactly the same structure as what I’m offering! That said, I should have been more clear. What I’m actually looking for is a pre-made legal offer “form” (pdf, etc) that includes seller financing. Any help or direction would be appreciated, as my google searches haven’t been fruitful.

Seller has verbally agreed to entertain an offer for seller financing. I feel that the seller could better understand the numbers if they were shown clearly on a form. Does anyone have an example form or template I can use?

I currently have an opportunity to purchase an off market property in NC with 7 rental houses on it. Currently doing market research to determine a reasonable offer. But I am having trouble finding comps. With zero recent comps sold in the area and with no access to MLS other than Zillow/Realtor, how should I treat the price analysis? In terms of cash-flow, it is a great investment but I don't want to pay over market value. Thoughts?
