I am new to investing in multi-family real estate and have been looking in NB specifically Stain John. The prices in Indiantown and West Saint John are very attractive for multi family even if the buildings are in need of some TLC, does anyone know why this is?

I am looking at implementing a buy and hold for cash flow strategy and I have been told that the BRRRR method will not work in these areas is that true?

Does anyone have experience investing in these areas successfully, if so what strategy did you use? Do you have any pointers that could help me our or steer my away from making a mistake. I would like to hire a property management company can anyone provide a reference to an appropriate company that works in these areas?

Any advice is appreciated, thank you in advance.
