Hey BP Community, honestly feel really defeated right now because I had a deal of the century which woulda been my first deal but it fell through.

Kinda need a refresher and insight.

What’s the best way to Find great Deals hidden right under my nose.

Hey BP community. I’m 23 years old, I’ve always wanted to get into real estate and slowly build into doing hopefully 2-3 deals a month. But I gotta start somewhere

I might be closing on my first deal this week but I want the BP communities knowledge and insight.

Do I try and do the BRRRR Method?

Maybe get a multi family complex on an FHA?

Rehab and flip?

Hey BP Community, just wanted to ask a question and hopefully gain some insight.

I’m in Modesto, CA and there’s a property on my block that I want to purchase because it’s been empty for probably 10-20+ years. I did some digging around and found out that the owner died but that someone was paying taxes on the property every 4-5 years right before it goes to auction.

I found the elderly lady that is still in possession of the property and I made her an offer to buy it. Mind you the property is in need of heavy rehab as well as the landscape.

She denied my offer and I let her know how bad her property is because she didn’t even know herself. She said that it’s not on her priority of things to worry about.

I really want to rehab the property and flip it or rent it out but how do I get the elderly woman to make a deal with me that’s reasonable?

Also I’m sure there are drug addicts or homeless going in and out of the property that has fire damage.

@Brenden Mitchum Thank you so much! Honestly I think I’ll go with number 1 so that I can have a very specific contract written up so that I can keep using it on future deals. I have like 3-4 other owners I have to talk to for different properties lol

So I’ve been talking to a guy about selling his piece of land too me since he wants to move and start new. I want to get the exclusive rights to buy the property and/or have a contract that’s legally sound made so that I can purchase his property and take over ownership.

Do I need a lawyer for that or are there contract resources online from which I can get a copy of the contract from with a fill in the blank kind of format?

Thanks to anyone who helps I appreciate it. I’m new to this and I’m looking to hopefully start my legacy at 23 and snowball this deal into a bright future.
