Post: How to Deal with a Realtor in a Wholesale Deal

I’ve never done a Wholesale deal yet but there is this home down the street from me being sold but a realtor has a 6 month contract to represent the home.

The asking price is $220,000 for a 3 bed 2 bath 1036 sq ft home. The only home with a garage (small garage).

The realtor told me the roofing is 10 years old and all the piping/plumbing is new.

It’s in need of a cosmetic makeover in just about every single room. I can see there was cats and possibly dogs that lived here as well.

Houses in this area go for $200,000-240,000 max.

Should I wait and risk the house getting sold so I can deal with the owners directly and leave the realtors out?

Or

Is there a way I can still do this wholesale deal with the realtors who are contracted to represent the house for 6 months?

Any advice would be greatly appreciated! Thank You

Hello Everyone, so basically I’m trying to get into my first wholesale or 100% funded investment property.

I’m still new and have never done a deal but I was just wandering around and I found a beautiful 3 bed 2 bath home in Sunnyvale, CA for below $300,000.

Literally in the Bay Area.

It’s being sold by an owner who’s relocating and he recently dropped the price down.

Maybe there’s room to negotiate something so that he gets to relocate and still make money and I, along with whoever would like to join me, makes money from the deal.

If anyone’s has advice or would like to guide me and in return I find more deals to bring and learn from feel free to comment or DM me.

Hello everyone, I’d like to ask for assistance in this very beginner subject

What are or have been the vest methods for finding motivated sellers for properties in your area?

I’m in the Bay Area and honestly I’m not sure what the best and most effective/efficient way of finding motivated sellers is.
