Hi fellow investors!
I’m looking to purchase a 10 acre parcel either in Columbus, Dahlonega, or Helen.

I’d like to live on half the land, and develop the other half into five A frame luxury short term rental units. 
it will be a corporate/wellness retreat/short term rental destination


I need land that is close to the Action, but not too close, and preferably comes with two single family doors already built, so I can take advantage of Fannie Mae owner occupied loan and develop the rest of the land on my own and with private funding.

Is Columbus a good market for this strategy? It has a lot going for it from a long-term rental/cash on cash return perspective, but I’m not too sure about short term rental demand and occupancy. Appreciate any and all advice! Also, any referrals to realtors who specialize in this sort of strategy would be appreciated.

I bought a 6 bedroom property 10 years ago, cash. Have been renting out the 3 extra rooms for the past 3 years and saved up enough to get a new roof. Contractor did a bad job.
I found someone to fix the job for cheap, but CAN I SUE THIS CONTRACTOR?

Some details about said contractor: 

- Contract was signed, digitally 
- Work was quoted at (a super cheap, I now know,) $4000.
- This contractor is my sister's boyfriend's grandpa and said boyfriend lives in my house
- I want to take them to small claims court but not sure if its worth the hassle 

Would appreciate any guidance, THANKS!!

Hello - looking for some advice!

I’ve been on the hunt for investment opportunities and came across this company on Instagram.  They promptly reached out to me with different joint venture projects where I could buy into different development projects.

I have been getting some red flags though, namely the fact that they ‘approved’ me for an investment project without even asking me any personal details. Also they call me almost every other day to follow up, which seems like a MLM tactic.

Has anyone ever heard of them?

Investment Info:

Single-family residence other investment.

Purchase price: $145,000

House hacking my SFR to cover high monthly expenses. Looking for ways to lower them, especially the electric bill. Apart from that, there are a couple major capital expenditures like roof and HVAC replacement

Thanks, Andrew, I appreciate the advice. I listen to the podcast everyday! House hacking would be ideal for my residential situation right now. I live in a family home near my university where there is a constant stream of students. In the past, I used airbnb as a rental management platform and made some good money. Not sure if I should continue to use it because of all the maintenance and my young siblings live in the home as well. Additionally, I have a homestead exemption that would be null if I rent more than 30 days per calendar year. Would it be worth the sacrifice of dropping the homestead and renting out 3 rooms? My projected ROI would net 36K annually. Could you point me in the right direction?

 Hi everyone, I just graduated college and have been saving up  Capital, building my credit score, and learning everything I can to purchase my first piece of rental property. 

 I live in the south Florida area – if there are any experienced real estate investors in the area – I would love to learn a thing or two about best locations and interest rates with this upcoming recession,  and build a working relationship with someone.
