@DJ Dawson no I haven't been pre approved but that's definitely a good place to start. Do you know of any good loan programs that could reduce the amount of down payment or closing cost? Or should I save a bit more and bring more money to the table in this market? I have been looking at the NACA program if your familiar with that.

After delays and shutdowns I’be finally been able to take my RE test in California and passed. My main goal of earning my license was to be able to buy and represent myself in purchasing a rental property in 2021. I have 10k saved up, a 750 credit score, and will be signing to a brokerage soon. I live in Sacramento and wish to buy here even though purchasing out of state may be cheaper I love the growth prospects of the city and want to have property here. What I am really asking is if anyone else has been in similar situations and what next steps might be beneficial or any advice at all because there is definitely a lot of different directions I can take.

Hi everyone, my name is Noni Ifyefobi and im looking to introduce my self to the BP community after lurking for so many months. I’ve recently graduated from UC Berkeley this May and have completed my real estate course work through the duration of the COVID-19 shutdowns and am waiting on a test date from the DRE. I live in Sacramento California and want to begin wholesaling virtually because of the crowded California market but I also want to try a buying and holding strategy because values in California always steadily rise. I’m open to any and all advice of what big first steps should be and what you did as your first step when you get you were truly “ready” to invest
