older re investors ( preferably 20 years plus in re) looking for advice. got in the re game few years ago. about to hit 30 units in few months. if you had to do it all over again.. would you choose re over investing in amzn aapl goog etc..

okay so once you have the net operating income and you divide that by the total purchase price and net operating income buy total cash out to close the deal... What are those two ratios called? These are two of the many calculations that I use for comparison purposes and in my opinion I believe these are the best because they give me my true rate of return...though  well I can potentially be wrong.

i currently have 5538 elliot st listed at 52,000 tenant ready vacant waiting for investor to choose their tenant, 950 is avg rent in the area. after accounting for pm, vacancies, maintenace licenses etc etc, my prop will still give the investor 13% cap rate

actually ill enlighten these guys also, cap rate =( income minus expenses ) / purchase price. 

If you buy cash you are no longer paying a mortgage, therefore reducing your expenses, and increasing your cap rate.

in order for you to calculate the cap rate, you have to minus all your expenses from your income. if you purchase the property at 100% cash, you no longer have to pay a mortgage, therefore removing the biggest expense from your calculation.

the numbers some of you guys are mentioning are very rare occasions with which at that rate if will take you a very long time to 1) build your portfolio 2) have a piece of mind 

I recently picked up a 1.5% in frankford, philadelphia. according to you guys, none of you would buy this deal, but i guess that works in my favor!

I am walking away with 30% + COC after all expenses, and accounting for 1.5 months of gross rent for reserves (vacancies, repairs, etc)

i wouldnt risk it... it can take upto 9 months ++ to evict her, so the two months of security will not do anything 

also dont forget what if her husband losses his job, plans to skip town, she looses her job or the cost of childcare when she is at work.
