Thanks for the reply Heather. I am leaning towards getting a rental property because I don't need the ROI right away. I just have to make sure I find a property where the rent is higher than my mortgage payment... lol

Hey guys, a friend and I want to start a real estate investing company. We want to start as soon as possible, but the problem is we are both in college and don't have a lot of money. We are both licensed real estate agents, so our plan as of now is to sell a few houses each and save that money for our LLC and for a down payment on a house. We will be investing in thew South Jersey/ Middle Jersey area. My question to you guys is would it be safer for us to start out with flipping or rentals? And is it even worth investing in a flip if you are getting a mortgage to buy it?

Hey Myles! I'm also a young real estate agent (19).  I decided to join Keller Williams Realty because they have one of the highest starting commission splits in the business, they have a great profit sharing program, and they have one of the best training programs in the nation. My mentor said to me that the best way to generate leads as a young agent is to simply let everybody you talk to know that you are a real estate agent. When people think of buying or selling a house, you want them to think of you. That to me was the biggest tip I have gotten. Best of luck to you!

Hello everyone. I am a freshman in college and am interested in real estate investing as soon as possible. I am currently in the process of obtaining my real estate agent license to learn about the market and how it all works. I would love any advice anyone can give me as to how to get started in real estate investing when you don't have a lot of money. Thanks!
