Thank you for the link!!! I had googled this topic and didn't see this one, so again thank you.

What is the time frame to file in small claims court in colorado after landlord has notified tenant they owe more than their damage deposit?

Does anyone know what form to use in Colorado to amend the rental lease agreement whereby the tenant and landlord agree to terminate the lease early?

In notifying a tenant of an upcoming inspection, how soon in advance does the landlord need to notify the tenant? Can they refuse to let you in to inspect? The lease says we are able to do an inspection anytime during the lease. If they refuse and we have a key, can we go in with police to inspect?

Do you need to notify tenants more than 30 days prior to expiring lease you are non-renewing in Colorado if the landlord is selling the property?

Does someone know the correct (legal) terms to add to a rental lease regarding the use of marijuana now that it is legal in Colorado. Is it simply indicated as "no animals, no children, no smoking, etc. ??

Hmm. we did not contact the previous landlord directly, but was provided a letter of good standing. In reading through the process I think we should have contacted that person to be sure they were actually the landlord.

Thank you guys for your input. We might try to see if we can encourage early termination with a cash incentive. The reasons are all over the place. We had to do a 3 day eviction to get paid for August, they have damaged numerous areas of the unit, they have threatened us in front of the police, the list goes on and on. I doubt they will be able to pay sept. without jobs.
