find a property with owner finance just make sure that it does not have a prepay penalty. (the terms, down payment, are negotiable) After getting the home, I will contact different programs to see if they have anything to replace windows, doors, or anything that is too old on the house and make the property more energy efficiency. I will rent some of the rooms to increase my cash flow.  I will continue saving money to invest in my second real estate investment,  

I will find ways to increase the cash flow in the current properties that you have. Maybe increasing the rent if the lease is up. After that, I will create a business plan. Do a list of advantages and disadvantage on getting a job, going full time as a real estate investor. Remember that there are some many strategies that you can do on real estate. Find one that generate some income and you feel happy about it.

Request a balance transfer on your credit cards and if you are going to use two or more please call them on the same day.

I have two credit cards one for Bofa and Chase. They have 21 months between 3% to 4% balance fee.

@John Underwood Thank you! For the improvements I got the tenant to apply to a local program and they replaced the windows, doors, shower, and a lot more little things around the unit. Thank you the refinance and the pet ideas are going to be my next items to work on.

What are some creative ways to same money on repairs? For example, buying returned paint from Home Depot at a huge discount? What other ideas do you guys have?
