Post: Florida Appreciation Topped?

I expect that values will continue to rise in Florida but do investors expect that the extreme price appreciation this last year may flatten over the next few years or given the migrations and low inventory and low rates folks still believe at least average appreciation may be realized ?

@Tim I realize post is old but regarding to hurricane comment, aren’t your insurance rates severely peaked at that time?  I’ve seen in other recent threads that the increasing insurance factor if having big cash flow impacts.

Has anyone viewed the growth potential for Milwaukee market?  I recently saw reports showing Milwaukee as having low to negative population growth.

Hi folks - my first year doing VRBO, had a townhome rental as well.  TurboTax is getting more complex.  Any recommendations for good real estate CPA on the east side of the twin cities metro?  I've got the turbotax complete and all the documentation ready for review.  Extension has been filed for 2018 but don't want to waste too much time in case I owe more than I was thinking.

My thought is that it provides income that is better return than bonds or CDs.  I also felt that the time frame wouldn't really matter because his children would inherit anyway.  I could see more that maybe children would want a lump sum inheritence but maybe it would actually help from a tax perspective because it wouldn't be a lump sum and therefore would carry smaller impacts from an estate tax standpoint, depending of course on estate size, etc.

Thank you in advance for sharing your expertise.  

I'd like to buy a residential home for myself but I'd like to see if I could get owner financed, either whole or partial.  I am thinking to provide two offers, one with jumbo loan and another with owner financing.  I figure that if the owner has a current mortgage that perhaps I could offer to get a mortgage for payoff of their mortgage and then owner finance the remainder?  Is that possible?

Also, I am wondering if offering a 4% fixed 30 year for owner financing with 10% down is reasonable or laughable?  The current owner is recently widowed and ~70+ yrs. old.  Since current 30 year bonds are only providing 3%, I would like to know if this type of offer makes sense or is way off.

What would you do?  Is there more information I could provide?

Also, part of the reason for doing this is to keep some of our down payment and mortgage costs/options available to purchase small multi-family.  Balancing wife's nesting needs with my long term goals of real estate investing.

Hi Folks - thanks for you time to read/reply.  I was looking for referrals for any good CPA's with real estate investor experience.  I am considering 1031 opportunity and would like to work with someone more knowledgeable and experienced with investors.  I live east metro so willing to travel to meet a great cpa but Woodbury, St. Paul, Stillwater would be great location!

Hi folks! Twin cities area resident looking to delve into more real estate deals. Our goal is to work towards income replacement for my wife and I. As a result, we'd like to find properties that will provide us with ~$1000/month in cash flow. I've heard Brandon talk about his properties that cash flow like this on during his podcasts. Are there others (i.e., regular folk) who are cash flowing properties at these levels as well? Any recommendations on the best type of property (i.e., duplex, multifamily, SFH) to reach this goal?

Also interested in meeting with other similar locals on the east metro side of Twin Cities. Seems like all the REI groups are West Side :(
