It is a fairly good size track (about 30 homes). They are builder owned for now. I had a meeting yesterday with the builders and they are trying to renegotiate their construction loan. I’ll know by this weekend if I can negotiate a deal or not.

I found a few builders who just gave up. They started to develop the housing track but, since the properties are not selling they lost there funding. Most of the houses are complete and some are just frame work. How can I capitalize on this situation??
Developments are located in Southern California. (Corona, Riverside, and Orange County)

What is the most lucrative Real Estate Investing Techniques we can utilize in our market? Should I concentrate on Wholesale, Default Mortgages, REO’s, Preforeclosers, Short Sales, Foreclosures, etc….. I am open to all suggestions!!!

Thank you all for your feedback. I’m open to any type of RE Investing whether it’s REO’s, foreclosures, preforeclosers, wholesaling, etc… I am very open minded and very willing to learn. I would prefer to keep it all in SoCal and try to take advantage of the market. I just need a little guidance. Please Help!!!!

I would like to focus on REO’s. I’ve submitted offers to the banks. All cash (hard money) close in 15 days. I have been offering 50cents on the dollar and awaiting a counter offer. I am targeting North OC Anaheim etc.. but, I find much better deals in the IE like Moreno Valley. But, if an offer comes back successful I’m not sure if I can move the IE locations.
Any advice!!!!
