Post: reasonable property management percentage for my situation...

I am new to this sort of thing and was wondering what people thought was reasonable.

I have a recently built condo (late 2007) with all recent applicances that I need to rent out. HOA allows it but does require minimum lease period of 1 year.

My brother has a similar condo in the same city except that his is furnished and rents more for vacations or shorter periods. My understanding is that his Property Management guy charges him 10% and my brother recommended I use him but recommended that I negotiate a lower rate because my property would require much less attention less regularly.

Anyone have any thoughts on what % I should be asking for?
