Hope this adds some value to the BP community. If you're not yet aware of this niche strategy whereby you can leverage your real estate assets (single family, multifamily, hotels, etc.) to generate significant long term cashflow, this is the podcast to watch. If you own the asset, don't own the asset, or don't even control the asset, you can still play in this space. It's been a few years since we've looked at Guesty. There were other issues that we encountered that didn't make it a good fit for us. However, we can't speak to the current version. It never hurts to ask for a discount.

We use Vivint at all of our properties and it provides all the features you listed. Let me know if you have any questions. In full transparency, I also have access to the product line and can help you save some money if you decide to go that route.

I can't think of a non-enterprise software solution that checks every box you've listed but there are a few platforms that meet a number of your criteria. IMO, Guesty was too expensive an option for us when it came time to scale. Checkout Lodgify, OwnerRez, and Hostfully. For messaging with Airbnb and VRBO, we use SmartBnb, as we've yet to find a better messaging solution. Hope that helps!
