Hey BP fam, question for you more experienced investors. 

In my market I can get a class C/D duplex for 280k-350k 

Context: I own one property now which is my primary, my wife and I will be buying a duplex next year and house hacking it while renting my primary. The bank pre approved us for 450k. 

question: my market was recently flooded with these duplexes for sale all in similar neighborhoods and all in the 1980's. It seems like maybe some large investors are dumping their portfolios? Iv kept an eye on the market for about 3 months now and before this large dump there weren't many duplexes at all.

Is this a cause for concern? Maybe these people know something I don't? Maybe they are just liquidating to buy something bigger? 

Are they liquidating because major capx expenses are coming?

Should I avoid buying something from the 1980's if I plan on holding it 15-20 years? 

If I do avoid these what should be my play?

I would at least meet in the middle and find someone to repair that bad spot, that does look pretty rough. 

Keep telling people to not invest in my city, I want to buy everything myself lol. 

Hey guys, looking for some beginner advice.

Ran some hypothetical numbers with my bank and it looks like I could get pre approved for 400-450k. I'm looking to buy my second property next year, I could get a low/mid tier duplex in my area for 250-380. 


There's 50+ duplexes in my area I could buy, how can I narrow down that number to avoid the ones that wouldn't make good deals? Is there a general rule you guys follow when analyzing a multi family? How do you guys find quick rental comps in an area to see if you could cash flow?

I plan to house hack the duplex and rent out my current primary residence if that changes anything. Thanks!

Hello. I am Noah, I am new to this community but my goal is to one day BRRR my way into owning my own large apartment complex. I am currently trying to learn numbers and find properties to gain knowledge with. Here's a problem I'm having. Whenever I search in zillow or realtor.com for houses in my area in central Florida, 99.9% of the search results are small trailers for sale in retirement communities with HOA fees and lot rent and such. This is NOT what I'm looking for. I'm looking for your typical double wide or smaller house on a little plot of land with hopefully city water and no land or HOA fees. How can I remove those retirement type community listings from my search results? Is there a better way to do it? Thanks- Noah
