hi my name is Noah and I need some advice on financing.  My mother is looking for a home to buy and she found a short sale for $60k.  Her credit sucks but she is over 60 years young and has a guaranteed monthly check from the government that would pay for a loan or mortgage.  My question is what type Of loans or financing should she be looking at and if anyone from BP could refer any great people to work with.  Thank you!!!

I am looking at a property for 35,000 and the seller is willing to do a land contract with 3000 down and 300 a month, no interest.  Can I buy the property on land contract and still assign it to another buyer? It's a duplex and I was thinking of living in one side renting out the other.  Or just rent both sides and use the money elsewhere.  My question is can I buy the property on land contract, fix it up myself and then assign it to another buyer.  Please help thanks.

network, network, network.  The more people you talk to the more leads you could get.  Also try contacting realtors, contractors, mortgage brokers, title companies, anyone.

I'm new to investing and looking for some advice. There is a foreclosure SFH that is going to auction this month right down the road from me and I'm trying to use transactional funding or creative financing to buy the house. I have ran the numbers and know what I would need to buy it at to make a profit, plus I already have a buyer. How would I go about finding money without using my money to buy it then resell it. I was thinking a hard money lender but they usually don't do that type of loan. Or am I going about this the wrong way? Thanks before hand for any advice. I love BP!!
