Post: Help finding comes on detached triplex

Hi everybody, I could use some help finding comps on a detached triplex that I found through my realtor Starlight, who works at Oakridge Reality so the triplex has a single-family unit in front and a duplex in the rear each unit has its own address because of this our loan officer saying when we get our appraisal done, we might run into some issues and not be able to get it appraised because it’s a unique property. Does anybody know of any other properties like this in the lane county area? Any help would be much appreciated.


also shout out to my realtor Starlight she’s been an amazing real estate agent and done a lot of hard work helping me find multi family properties she works at Oakridge Reality . If you’re looking for multi family units or any kind of home, I would highly suggest her.

Hi everybody, I recently found a tri Plex for sale through my realtor Starlight, who works at Oak Ridge Realty. Great realtor, The triplex, however, is a single-family unit in the front and a second unit which is a duplex in the back we’re trying to find some other properties, hopefully in Lane County Oregon, or anywhere in Oregon hopefully to compare it to because the loan officer is saying we might have some issues getting the appraisal done if we can’t find other properties like it to compare to also, each unit has its own address

Hi Lawrence Potts I’m planing on livening in it and renting out the bigger half while I live in the smaller back unit and fix it up The rents in the area look alright just not great for the time being I’m not sure if I should go forward with this property though because with the falling house prices I’ve seen 3 other duplex’s come on the market under 250000 so I’m thinking that if I wait I might get a better deal

Hi Joe Scaparra The house is going to need some work it’s 122 years old so it has some settling cracks in the walls as well as some water damage around the shower in the bathroom I didn’t see anything too major with it it’s got a crawlspace and a cement/cinderblock foundation I wasn’t able to check the wiring but I think it’s been redone as well as some of the piping it could still have some galvanized but I’m not sure the back unit is much smaller than the first unit has two separate bedrooms with no doors sort of like a studio set up and bathroom and kitchenette However the house needs to be re-leveled which I believe I can do although I’m not sure if there’s a crawlspace underneath or not it has a cement foundation but it’s much shorter than the front house

Hi everybody I’ve been shopping in the Oregon area for a while looking for a duplex within my price range is about 250,000 on an fha loan  I recently found and got a preapproval for a three bedroom two bathroom duplex in Roseburg however the house is 122 years old built in 1900 also it only currently rents for $1300 for the whole duplex the front section is a two bedroom one bath and the separate back inlaw quarters is a 1.5 bedroom one bath the realtor I’m working with says I should be able to raise the rent of the first unit to about 1100 and the rents on the back unit to about 800 which means that for the first year or two I won’t be able to make any cash flow on the property until I’m able to raise the rents  up to where it’s exceeding the mortgage 

Do you think it’s worth it to get into my first duplex Even though it won’t cash flow for about two years most likely however that said I’ve been looking for about a year at this point this one seems the most feasible that is within my price range

hello everyone and if you’re reading this thank you. I’m a first time homebuyer and I would like to invest in a small residential multi family duplex however my budget is only around 250,000 i’m looking to hopefully get some thing between Eugene and Roseburg Oregon however I’m open to buying anywhere in the state of Oregon  I’ve seen a few that have popped up within the price range that I can afford using Zillow and realtor.com I was hoping to get some recommendations on realtors that specializes in multi family homes in Oregon  Who could help me get access to more Multi family homes within my price range
