I'm a 17 year old high school junior south of the Tampa, FL. To be direct and get straight to the point, my main goal right now is to find a mentor and get my first deal before August 23rd of this year. My overall goal is to become a multibillionaire, with a B, through REI, achieve financial freedom and create generational wealth for my future family. My investing niche and strategy is commercial multi-family and primarily buy and hold.
I would be ecstatic to shadow someone on a deal, or even better, partner, so I can experience first hand how it's done and learn everything I can, even if I don't make any money. As for what I can provide, I've been strengthening my underwriting skills by analyzing deals on LoopNet, diving into metrics like NOI, cap rate, and the 1% rule. However, I'm not 100% sure I'm doing it correctly but I'm willing to learn! Mindset is key, that's why I'm eager to start investing because I'm determined to avoid a lifetime of slaving away at a 9 to 5 job.

My name is Noah Ogle, I'm 17, and a Junior at Parrish Community High School. My goal is to build a massive real estate portfolio that would create generational wealth for my future family. I have the drive and the passion to make my goal a reality but I'm not sure the next steps. After doing some due diligence, multi-family seems to be the best route for me to take. I've been studying terms and methods but I feel like I've hit a brick wall on what to do next. I don't know what I don't know and I'm not sure how to implement what I've learned. I would love to shadow someone for a day and learn as much as humanly possible. I also wouldn't mind working for someone for free, as long as I'm gaining knowledge and wisdom about REI. I want to get started in real estate investing asap but I'm not exactly sure where to start. Right now I'm studying a little bit of everything and its all over the place. In todays market and the near future markets, what would be the best strategy and financing so I can narrow down my studying and hopefully get my first deal within a year? I'm only 17 and have around 12k saved up. I was thinking of getting an FHA loan on a four-plex and work my way up from there but I'm not positive that's the route to go, especially when I'm just starting out and feel like I have no idea what I'm doing. Any help/advice is greatly appreciated.

I’m 17 years and looking to buy my first investment property but I have no credit score. I’m still learning a lot but if I choose to purchase a property, is there a way to do that in my situation? Someone that’s experienced and could guide me in the right direction would be fantastic, thank you.
