I’m sure a Foreclosure property I’m looking at is still occupied. 
does any one have experience with Illinois right of redemption?; how long they have to leave once if I win the bid at auction?

Hi All,


been looking at a foreclosure property recently that would be in a great location. After going to recorders office, it seems that the first mortgage is the one being foreclosed on, but the owner also took out a second mortgage about 6 years later from a different entity.  If I were to bid at auction, would I be responsible for that second position mortgage? Is there any chance that second company can come after me?

Hi! Looking at my options for investing in foreclosures in my area. However, I am not the most cash-heavy investor. What are some creative ways to invest in foreclosures instead of using my own cash? If there are any? 

Hi, 

looking for some help/advice on an opportunity I have come across. Multi-unit, 2bed/2bath and 1 bed/1bath. Current tenants are on a month/month lease, and both pay less than half of market average for rent. Currently pay 750 Current owners pays for garbage and water, rest of utilities go to tenant. 
1.) can I assume I can raise rent by more than half of current price if I were to purchase? 

2.) is it possible to transfer the responsibility of water and garbage to the tenants?
