This is good advice, Bruce. This is my first property so I am hesitatant to see the condition of the wood with all of the aluminum pulled off. Don't want to get down to the wood & then regret it. I will give this some more thought before making a decision. It is too cold right now to paint here in WNC anyways.

Hey Marcus, my RE estate agent says it's worth around 600k based on the comps. I purchased at 300k with 5% down & put roughly 90k into the property over a 2 year period.

I want to mention that the $16k quote includes all new trim around windows & doors, a $3,500 addition to proposal.

Thanks, Bruce. The original wood seems to be in decent shape but would require a lot of labor to remove the aluminum & strip/clean up old lead paint. Not to mention the caulking & redoing of trim. I have located the same type of aluminum siding but they want $1,000/box shipped. I’ll have to double check how much sq ft that covers.

Is it worth spending 16k on new LP smartside siding prior to an appraisal for a refi or heloc? Old home built in 1920 with original painted wood siding covered by aluminum (which seems to be costly these days). Roughly 1,600 sq ft. 2 stories.

The alternative is to repair, pressure wash & paint the property costing roughly 4k-6k due to the amount of labor. Aluminum has dent & holes in areas that will need to be addressed before painting.

I do not plan on selling for at least 5 years. The goal is to rent & refi. I would like to make sure the siding is presentable before paying for an appraisal. Thanks for any insight.
