welcome to  bigger pockets ,

I'm actually going through the this now , I found a good deal but I'm in the process of jumping through hoops due to the fact I'm young and new to investing. But that won't stop me ,just get creative. The bank manager at BB&T on Yadkin is pretty cool and if you have a property they can give you a secured loan back with it . You can use online loans sites  such as lending home or a hard money lenders from this site. Or even if you know someone with money and will trust you/ partner with you and you put in all sweat equity it could work. Just a bunch of options but it's up to what works best for you. I should close my first deal after negotiations in the next 14-21 days if all goes well but in short the money is out there.

to make this quick, starting out as a new wholesaler  with my first task being to build cash buyer list , I was told talking to realitors would be smart but with out experience or past deals I have no idea what to say or offer to get them to help me, any advice ?

I just recently found out about wholesaling and I have been studying none stop no I'm ready to start implementing what I've read. "Don't have to be great to start but you have to start to be great."
