Thanks so much for the warm welcome and all the great advice! I really appreciate the insights, especially about neighborhoods like Spring Branch, Cypress, and the East End—those areas sound like they could offer the right mix of growth and steady rental demand.

I’m currently focused on long-term rentals, but I definitely see the value in medium-term rentals for things like traveling professionals or properties near medical centers. It’s something I’ll keep in mind as I continue to explore options.

Your point about getting clear on my criteria is spot on. I’ve been working on defining what kind of cash flow I want, as well as how involved I want to be with day-to-day operations. I’ll also be prioritizing building a solid team of local professionals to help me navigate this process.

Thanks for the warm welcome! I totally agree—Houston’s growth has been incredible, and it’s exciting to be stepping into the market at this time.

I’m especially interested in small multi-family properties, but I’m also open to single-family homes as part of my long-term strategy. Right now, I’m in the research and planning phase—looking to strike the right balance between cash flow and long-term appreciation. I’ve also been exploring the BRRRR method as a potential approach.

I’ll be managing the properties myself to start out—I want to gain hands-on experience and really understand the operations side before considering any outsourcing.

Appreciate the thoughtful questions—it’s helping me stay focused and intentional as I move forward.

My name is Noah Francis, and while I have been a dedicated listener of the Bigger Pockets and Real Estate Rookie podcasts for some time, I’m new to real estate investing. I'm currently in the process of purchasing my first property in the Houston, Texas market.
